We are seeking a highly skilled and experienced Building & Maintenance Manager to oversee the day-to-day operations and ensure the impeccable condition of our high-end, luxury Airbnb apartment block. The ideal candidate will be a proactive problem-solver with a keen eye for detail and a strong commitment to guest satisfaction. This role is crucial in maintaining our reputation for excellence, ensuring all guest units and common areas are in pristine condition, and managing all maintenance, repairs, and preventative upkeep with efficiency and precision.
Key Responsibilities:
· Maintenance & Repair Management:
· Oversee all maintenance activities, including electrical, plumbing, HVAC, and general repairs.
· Respond promptly to maintenance requests from guests and staff, prioritizing issues to minimize disruption and ensure a seamless guest experience.
· Diagnose and resolve technical and mechanical issues in a timely and professional manner.
· Perform routine inspections of all guest units and common areas to identify and address potential maintenance issues before they arise.
· Manage and coordinate external contractors and vendors for specialized repairs and projects, ensuring work is completed to the highest standards.
· Preventative Maintenance & Upkeep:
· Develop and implement a comprehensive preventative maintenance schedule for all building systems and equipment (e.g., elevators, air conditioning units).
· Maintain detailed records of all maintenance work, repairs, and service contracts.
· Ensure all building amenities and common areas (e.g., gym, rooftop terrace, pool) are consistently in excellent working order.
· Manage inventory of maintenance supplies, tools, and equipment, and place orders as needed.
· Building Operations & Safety:
· Ensure compliance with all local building codes and safety regulations.
· Conduct regular safety inspections and drills (e.g., fire alarms, emergency exits).
