Summary:
The Maintenance Supervisor is responsible for overseeing and managing the day-to-day operations of the maintenance team and gardener. This includes planning, scheduling, and supervising maintenance and garden activities to ensure that all equipment, facilities, gardens and systems are well-maintained and operating efficiently. The Maintenance Supervisor must ensure compliance with safety regulations, manage maintenance budgets, and provide technical guidance and support to the maintenance team.
1) GENERAL:
- Chart out and implement general and preventative maintenance and gardening tasks on buildings and grounds
- Document findings in terms of needed repairs and performed duties
- Make sure that fire detection and protection systems are in perfect working order (Develop, schedule and perform fire and safety in-service education for all staff members)
- Check and perform maintenance activities on alarm systems
- Hire and train maintenance and garden workers in order to assign them different maintenance and gardening tasks
- Train all maintenance and garden staff on proper procedures to be followed when performing schedule maintenance and gardening.
- Any other tasks to the functions and duties of an Maintenance Supervisor
2) CARE HOME:
- Scheduling, collection and monitoring of refuse (collection) with the Care Home and Cottages in conjunction with the Private Refuse Removal contractors.
- Supply and control of manpower for moving heavy objects within the care home, including assisting Resident and Residents families should the Resident be moving in, transferring rooms or moving out limited to the complex grounds.
- Preparation and supervision of room prep for new Resident Admissions.
- Liaise with the KP Reception and/or housekeeper to set up Hall/Rec Facility or any other location on the complex elected for dedicated events, functions and talks.
- Assist the Estate Manager from time to time.
- Stand in for the Estate Manager if required during their leave of absence.
- Responsible for overseeing all maintenance staff attendance, including role call and timesheets.
- Responsible for ensuring staff complete their leave forms correctly & timeously.
Responsible for all maintenance, supervision and control of all care home maintenance and garden staff supervision.
- Repairs to all care home equipment be it mechanical, electrical, plumbing, heating, refrigeration, etc.
- Review resident care equipment safety alerts and recall notices and take appropriate actions to ensure the affected equipment is tested or removed from service, where appropriate
- Liaison with outside contractors should repairs be beyond our staff’s capabilities
- Supervision of all painting and general upkeep of the care home.
- Supervision of all general building alterations, carpentry and plumbing in the care home.
- Establishment of regular servicing programme for all equipment and motor vehicles
· i.e. fire equipment, refrigeration equipment, laundry equipment, wheelchairs, ect.
- Liaison with the Nursing Services Manager and Housekeeper through weekly meetings and daily lists of repairs and maintenance required, issued by Nursing Services Manager and Professional Nurses in the wards.
- Supply and control of manpower for moving heavy objects within the care home.
- Control of maintenance inventories (tools, beds in store, etc.)
- Any other tasks to the functions and duties of an Maintenance Supervisor
Qualifications:
· Minimum Grade 10
· Minimum of 5 years of experience in maintenance management.
· Strong technical knowledge of building systems, HVAC, electrical, plumbing, and general maintenance.
· Excellent leadership and team management skills.
· Strong analytical and problem-solving abilities.
· Excellent communication and interpersonal skills.
· Ability to work in a fast-paced environment and manage multiple priorities.
Physical Requirements:
· Ability to stand, walk, bend, and lift up to 50 pounds.
Ability to work in various environments, including heights and confined spaces
Job Type: Full-time
Pay: R16 000,00 - R18 000,00 per month
