We're seeking an experienced and motivated Airbnb Property Manager to oversee our short-term rental properties. As a Property Manager, you'll be responsible for ensuring high occupancy rates, delivering exceptional guest experiences, and maintaining property standards.
Key responsbilities:
Overseeing daily operations and guest services for vacation rentals, typically through:
Pre-Arrival
1. Property listing creation and optimization·
2. Reviewing pricing and occupancy rates
3. Calendar management
4. Guest communication and inquiry response
5. Booking processing, confirmation and payment recons
Guest Management
1. Check-in and check-out coordination
2. Key exchange and access management
3. Guest support and issue resolution
4. House rules enforcement
5. Review and feedback management
Property Maintenance
1. Cleaning and linen supply management
2. Stock ordering
3. Property inspections and damage reporting
4. Maintenance and repair coordination
5. Staff management
Financial Management
1. Payment processing – following up on deposits, balance of payments & upsells
2. Expense tracking
4. Financial reporting to owners
Marketing and Optimization
1. Competitor analysis and pricing adjustments
2. Guest experience enhancement
3. Review and rating improvement strategies
Administrative Tasks
1. Contract management (owners, vendors, and guests)
2. Insurance and liability management
3. Compliance with local laws and regulations
4. Record-keeping and documentation
5. Owner communication and reporting
There is also the scope to add long term property management to the portfolio
Requirements:
- Experience: 3+ years of experience in property management, hospitality, or customer service
- Skills:
- Communication: Excellent communication and interpersonal skills
- Organization: Strong organizational and multitasking skills
- Problem-solving: Ability to handle high-pressure situations and resolve conflicts
- Technical: Familiarity with Airbnb platform, property management software, and communication platforms
- Availability: Flexible schedule, including weekends and holidays
