PURPOSE OF POSITION
General Manager of a residential community, consisting of a homeowner’s association and sectional title schemes, which provide a secure and sustainable habitat for persons older than 50 years of age.
The successful candidate will demonstrate the following values: integrity, client focus, meticulous work ethic, open communication, ownership, respect professionalism and empathy for the elderly.
Offer: R 1 200 000 per annum, which will include contributions to a provident fund, medical aid (main member only), life and funeral cover plus bonus.
CANDIDATE’S MINIMUM REQUIREMENTS
1) Bilingual, with advanced written and verbal communication skills in English and Afrikaans.
2) Grade 12 and a relevant three-year degree or similar tertiary qualification. Preference will be given to candidates with a post graduate qualification and that completed the Paddocks course.
3) Advanced knowledge and experience in sectional titles scheme management, homeowners’ associations and other relevant acts and statutes typically associated with managing communities for older persons.
4) Human resources management, financial and facilities management and information technology skills and experience on intermediate / advanced level.
5) Essential interpersonal skills required, included but are not limited to: excellent communication skills; objective conflict handling; ability to develop and sustain good and effective working relationships with all role players, emotional intelligence and a creative approach to problem solving.
Abridged task list:
1) Financial and Administration management
a. Financial Management
i. Compile and manage various budgets on a strategic and operational level.
ii. Monitor performance of functional budgets
iii. Manage levies in arrears and collection methods implemented.
iv. Manage detailed asset register as well as life cycle planning.
b. Administration
i. Ensure integrity of data and record keeping and filing systems
ii. Reports to Board. Executes secretarial functions of the Board.
iii. Implement rules (house, aesthetical, etc.) diligently, consistently and without fear and favour.
2) Sectional Title and Facilities Management
a. Sectional Title management
i. Manage sectional title schemes and ensure that all regulations sectional title management act is complied with.
ii. Ensure that all assets are comprehensively insured at the correct values.
b. Facilities management
i. Develop and coordinate the execution of the maintenance, repairs, refurbishment and replacement plan.
3) Human resource management
a. Create a healthy work environment, with suitably trained, satisfied and motivated co-workers, who see their excellence of service and dedication to the well-being of the members and residents of Retire @ Midstream as their primary function.
b. Recruit, appoint, develop, where necessary discipline and retain competent team members in their functions. In the interest of continuity.
4) Lifestyle and Resident management
a. Develop and implement constructive, community-orientated lifestyle programs, to promote emotional and physical wellbeing as well as positive involvement of residents.
b. Coordinate and evaluate services rendered by outsourced service providers.
c. Optimal use of different communication channels; example resident social meetings, newsletters etc. to ensure that Residents are informed and feel welcome and appreciated in their community.
