Main Purpose of the Job
Manages all aspects of Rentals in the region, particularly in respect of ensuring compliance with relevant legislation, ensuring that all our clients receive consistently high-quality service; and that a strong customer-focused service culture is entrenched in the branch. To increase market share and the rental portfolio, and profitability of Rentals in the Region. Supporting, mentoring and coaching our excellent Rental Agents and staff.
The role is based in our Hyde Park office, with travel between the five Gauteng Metro offices.
Key Responsibilities
- Effectively manage the performance of Rental Agents within the Region to achieve budgeted rental targets;
- Enhance market share in the, including monitoring of competitors;
- Formulate and implement a Rental growth plan and budget in order to meet the set objectives, this includes setting targets for individual agents and tracking their progress monthly (e.g. number of new leases, extensions etc.);
- Ensure efficient processing of all aspects of lease management, and regular liaison with all other parties, including the Head Office Rental Administration division to expedite contracting timeously (inclusive of intro deals, managed leases and holiday lets);
- Give input into a Rental Social Media strategy to ensure optimal visibility in the market place;
- Expert knowledge of relevant legislation and statutory requirements, including the Rental Housing Act and FIC and ensuring that knowledge is kept current and staying abreast of changes;
- Responsible for the effective management of risk, implementation of the Company RMCP at all required levels, as well as ensuring branch compliance with all current legal requirements;
- Monitor branch compliance with all current legal requirements, particularly FICA requirements per our RMCP in order to minimize risk and to protect the PGP brand and reputation at all times.
- Ensure proper financial control of all transactions into the letting trust account that meets the standards set by relevant industry bodies;
- Ensure that sound relationships are maintained with service providers, tenants, agents and landlords, providing conflict resolution and mediation to resolve disputes in respect of leases and terms of agreements, to promote good working relationships and where possible to prevent the need for litigation between the parties;
- If and when necessary, represent PGP at the Housing Tribunal;
- Encourage maximum use of all referral opportunities through adherence to the Company Referral Policies and Procedures;
- Ensure that the Agents and staff provide optimal service in line with the Pam Golding Properties corporate image, through prompt resolution of all client related issues including, regular feedback, progress reporting and prompt attention to rental enquiries;
- Maintain a high standard of client service, by regularly engaging with Landlords and/or tenants where required and timeously resolving issues;
- Monitor and control all expenses to ensure that budgeted limits are not exceeded including staff expenses, advertising costs and all other office overheads. Ensure corrective action is taken where necessary;
- Responsible for the recruitment of new Rental Agents to support the growth plan for the area and ensuring appropriate retention through performance management and recognition;
- Responsible for ensuring that each Rental Agent has a plan and targets per financial year;
- Ensure that all agents and staff are adequately trained to perform their duties optimally including ensuring a thorough induction process, regular in-service training, coaching and mentoring as well as optimising personal development and career enhancement;
- Regular team and one-on-one meetings with Agents to discuss their areas of operation, understand their training needs and to provide any support necessary, this includes regular visits of all the rental offices;
- Fosters the transformation of the workplace and supports business in the achievement of the undertakings in the transformation scorecard;
- Working closely with regional branch managers and/or regional head to ensure that strategies are aligned.

Education & Experience
- Diploma/ Associate Degree;
- Previous experience in successfully leading a team would be an advantage in this role;
- An up to date, Full Status FFC is a requirement for this role.
Knowledge & Skills Required
- Excellent interpersonal skills and the ability to build relationships;
- Strong motivational and coaching skills;
- Sound knowledge and understanding of Rentals including the complex regulatory environment;
- Knowledge and understanding of the local target market in the region will be a definite advantage;
- Knowledge and experience of the Real Estate industry, specifically Rentals knowledge and experience is a requirement for this role.
